Calgary is not one market — it is dozens of small ones with their own price ceilings, buyer pools and quirks. Here is how I think about the areas I work in most.
Two homes with identical square footage a fifteen-minute drive apart can differ by three hundred thousand dollars, and the reason is almost never the house. It is the school catchment, the LRT walk, the direction the backyard faces, whether the street is a cut-through at rush hour.
Below are the areas I know best. If yours is not listed, ask — I have almost certainly sold there.
Moving for work downtown. The Beltline, Mission and East Village put you inside a fifteen-minute walk of the core. Expect condo living, condo fees and a genuinely good restaurant scene.
Moving with school-age kids. The NW (Tuscany, Rocky Ridge, Royal Oak) and the far SE (Mahogany, Auburn Bay, Cranston) give you newer builds, bigger lots and strong catchments for the money.
Moving for the mountains. Anything west of Sarcee — West Springs, Aspen, Springbank, or out to Cochrane and Bragg Creek. Canmore is an hour, Kananaskis is forty minutes.
